Real Estate Investor Financing

Close fast, then refinance into permanent debt

Investors win deals on certainty and speed. Loanwise Solutions maintains relationships with bridge, DSCR, and permanent CRE lenders so you can compare leverage, rate, and exit terms on the same property in one pass.

Cash flow challenges we see

  • Bank timelines lose competitive deals
  • Value-add properties do not yet cash flow to bank standards
  • Portfolio investors hit conventional loan count limits
  • Maturing debt needs a refinance in a moved rate environment

What owners use financing for

  • Close an off-market purchase in 10 days with bridge debt
  • Fund a value-add renovation, then refinance at stabilized value
  • Cash-out refinance to fund the next acquisition
  • Refinance a maturing balloon into a new fixed term

Typical qualifying profile

DSCR
1.20x typical for permanent debt; bridge is asset-based
Leverage
Up to 80% LTV; 65–75% on bridge
Typical size
$250K–$50M+
Speed
Bridge in 7–21 days; permanent in 30–60 days

These are typical ranges across our lending partners, not guarantees. Loanwise Solutions is a broker, not a direct lender — final terms come from the lender we place you with.

Real Estate Investors financing: frequently asked questions

Do I need to show personal income?

Not for DSCR and most bridge programs. Underwriting focuses on the property's net operating income against debt service, plus your liquidity and track record.

Can I get non-recourse financing?

Yes on many stabilized commercial assets above roughly $1M, generally with a bad-boy carve-out guaranty and somewhat lower leverage than a recourse structure.

How fast can bridge financing close?

Seven to 21 days is typical when title and appraisal cooperate. We prepare the file up front so the lender is never the bottleneck.
